There are many types of pre-sale inspections that can be performed on your home prior to you selling it. These include Pest, Home, Foundation, Chimney, Roof and others. Of these, the two most common are pest and home inspections. By far the most common is the pest inspection.

To properly price your home, you need to know how much if any damage there may be from termites and other pests, dryrot and/or fungus rot. If your home is located in Oakland, Berkeley, Piedmont, San Leandro, Alameda or surrounding areas, theres a good chance the home is over 50 years old and has some amount of damage from pests, dryrot and/or fungus rot.

Prices for pest inspections generally run from $200-$400 depending on square footage. A home inspection will reveal the condition of the rest of the homes' systems such as electrical, plumbing, insulation, drainage, etc.. Disclosing as much as possible about the home not only protects the seller legally, but it also allows for no surprises about the condition of the property in the middle of negotiations. When everything is known to the buyer up front, they can submit their offer being confident of the condition of the property. It makes for a much smoother transaction if all material facts related to the home are disclosed to the buyer prior to them submitting an offer.
