Jack London Square is home to some of our newest and most spacious units, some with views of Downtown, the Bay and SF. West Oakland is known for its unique Warehouse Loft conversions, many of which are reminiscent of units that you would see in New York. Exposed brick and metal, high ceilings, and high end appliances are some of the features these units have. The Pacific Cannery and Zephyr Gate are the two largest and newest developments in West Oakland, designed by David Baker. The Lake Merrit District has a high concentration of condos, and buyers continue to be drawn to the Lake area because of it's beauty and convenience.

Currently the Condo inventory in Oakland is very low, which is also the case with housing inventory in general. For example in Jack London Square, there are only a handful of units available, and several of those are in newer buildings such as 222 Broadway and 288 3rd Street. I recently wrote an offer for a client on Merritt Avenue near the Lake and the property received 16 offers! This isn't always the case of course, but it's becoming much more common and todays buyers need to be educated about the best way to structure an offer that will be a winner. 

The Uptown (Surrounding Telegraph and 19th avenue) is one of Oakland's hottest areas, with a steady influx of new businesses and transplants from SF and elsewhere. As Downtown Oakland looks more and more appealing to Tech companies looking for commercial space, the demand should only increase.

In recent months we are seeing the inventory increase somewhat, which is a good thing. Some developers who weren't able to sell during the downturn are now selling those units that they couldn't sell before. The Bond in Jack London Square is a good example of this. Brooklyn Basin is Oakland's largest development in over 50 years, and will add over 3000 units to the area between Oak and 9th st. This will supply some much needed inventory to our market, and include a new Marina with boat slips and retail shopping.
