Oakland Condos and New Construction

Oakland's City Walk is a community of 252 homes, consisting of flats, lofts and live-work city residences. It will feature 6 levels of metal stud construction, with below-ground parking and 2500 sq feet of retail space at the ground level.

These condos are centrally located, and according to City Walk they feature the following:

  • Gated Community
  • 24 hr concierge and fitness center
  • covered garage with motorcycle and bike spaces
  • high quality steel and concrete construction
  • floor to ceiling windows
  • spacious, well designed floorplans
  • Urban retreat with Zen-like sensibilities
  • First class design and finishes in the homes and common areas
  • Structured Cat5 wiring

The units range from 570 sq ft studios at 299k, to 3 bedroom penthouses 1860 sq feet that are priced up to $1,000,000. The HOA dues range from $450-$570 depending on the sq. footage of the home. The architecture is very sleek, modern and sophisticated.

For those looking for a new condo in Oakland, City Walk is worth looking into, as is the new Broadway Grand development.

If you are pre-qualified you can reserve a home in City Walk with a 5k deposit. To go into contract, they require a 3% deposit to open escrow. Feel free to contact me if you would like to schedule a time to see some of the models.

Update: 10/5/2007

Unfortunately, the developers of Citywalk have confirmed that they have halted construction on this project. The market for new condos is not as strong as was predicted by many developers, and that is causing problems for many of them. They haven't announced when the construction might begin again.

Update: 01/10/2008

I recently spoke with a representative from Citywalk, and she informed me that the building is scheduled to be completed by November 08. They are currently still pre-selling units.

Thanks Rene! Yes, it is too bad, but I agree that they will eventually get it built. Broadway Grand is nice too, I think they both are great choices for downtown.

David

Hello. Could you please give us an update on Citywalk, and if all is going more smoothly now? Thanks.

Hi David,

I don't have any more info since my last update, as far as I know their scheduled completion date is November of this year. They are still pre-selling units however. I will post any more info that I get about it.

Thanks-- just making sure that it wasn't getting the same ignorance as the "Trojan Tower" on Jackson/14th. THAT is one that either needs to be complete, or torn down with all of its shrink=wrap.
Doesn't someone involved in that project actually "get it"?

I know what you mean David..the market is affecting the developers just as much as home owners. With so many new condos being built at the same time that prices are softening, you can imagine how the problem just compounds itself.

Hi Hamid, I have been following your postings for the past year. I was in contract for the last 9 months with City Walk. The SVP called me last Friday to let me know that they were still in litigation with their former construction firm and were cancelling the existing contracts. I think they could not guarantee when they would be back, so they did not want to make us wait any longer, esp since all the market changes. Too bad. Hopefully it will be built by 2010. We are relocating to Uptown Oakland at the Bway Grand and believe in the dream of a lively downtown! Keep up the good reporting.
